新省上調首置客買新屋免印花稅門檻至80萬澳元

澳洲新南威爾斯省宣布,由今年8月1日起,上調首次置業人士購買新建住宅的免印花稅門檻至80萬澳元(約440萬港元),新措施為期一年。


新省省長Gladys Berejiklian表示,由今年8月1日起,首次置業人士購買新建住宅的徵稅門檻,由現時的65萬澳元(約358萬港元)調高至80萬澳元,而在80萬至100萬澳元(約440萬至551萬港元)的價格,首置客可享有優惠的印花稅稅率。而首置客購買空置土地的的徵稅門檻,亦由35萬澳元(約193萬港元)升至40萬澳元(約220萬港元),措施為期一年。 


Berejiklian指出,首置客購買一間80萬澳元的新屋,可較以往節省3.1萬澳元(約17萬港元)的印花稅,購買90萬澳元(約495萬港元)的新屋則可節省1.6萬澳元(約8.8萬港元)。措施可讓千萬計置業人士及承建商受惠,並幫助更多人實現置業夢,帶動新省的住屋建設以及建築業的就業情況。


悉尼居民Lorin Sahin認為,措施幫助她在置業上邁出重要一步,可讓她在明年有望能在悉尼西北區買一間新建住宅。承建商Wisdom Homes總經理Domenic Vitalone表示,措施改變可以讓更多悉尼人實現置業夢,還可以積極鼓勵發展商主動興建新屋。


據了解,2018/19財年,住宅及商業建築為新省經濟貢獻480億澳元(約2,642億港元)。目前新省失業率為6.9%,高於1月的4.5%,約有20萬人因疫情失業。截至上週,新省有逾5.4萬間建築企業收到政府的保就業資助補貼。
